You have moved into your apartment for a few months and you plan to leave. Whether you are on a long-term rental contract, medium-term or tourist, there are certain rules to respect when you want to leave your apartment.
Whether you want to leave before the end of your contract or you have questions about the conditions of departure, Locabarcelona explains today, all there is to know to leave your apartment safely.

 

Depending on the type of your contract, the conditions of assignment of your lease may differ, although they remain substantially identical.

If you are in your apartment for tourist rental, either for a few days or a few weeks, the duration of your stay will be mentioned in your contract. In most cases, you will have to pay a portion of your rent before your arrival in the apartment and the rest will be paid upon arrival.
You may have a deposit to provide. This allows the owner to make sure that you leave his property in the same condition as you found it. When you leave, if the apartment has not been damaged, your deposit will be returned and you will just have to return the keys and leave.

In the case of a medium-term lease, the procedure is the same. If you wish to extend your stay, you will need to sign a new rental agreement with your new departure dates. It will leave the apartment in the same condition as you found it.

For long term rentals, this is more complex especially if you want to leave your apartment before the end of your lease. However, if you wish to leave your apartment at the end of your contract, the conditions remain similar to other types of rental, namely: the deposit returned or retained (partially or fully) depending on the general condition of the apartment and then handing over the keys.

How to leave your apartment properly?

When you want to leave your apartment, you must notify your landlord by respecting the notice period in your contract (usually set at two months).
If you wish to leave your apartment without respecting the rules of your contract, you will have to pay a penalty.
In case, when you leave your apartment while you have been there for less than 6 months, know that you will have to pay the remaining months of your contract.

When your landlord or the agency through which he passes, knowing your departure date, all you have to do is pay your rent until you leave.
A check-out will be made to determine if the condition of the apartment is the same as your arrival. This also includes (if there was an inventory), that there is nothing missing in the apartment.
If everything is in order, your deposit will be returned within 30 days maximum.
For unfurnished apartments, at the end of your contract, you will have to have cleared all your furniture.
