Golden Visa: Investor visa in Spain

Are you a citizen of a country outside the European Union who wants to make a significant investment in Spain with the aim of settling there and becoming a resident?

At Loca Barcelona, we explain what the Golden Visa is, what the criteria are for applying for the Golden Visa in Spain and the advantages of obtaining this type of permit.

I accept that my data will be processed to attend to the information request.
I have read and accept the privacy policy of Loca Barcelona SL.

    What is the Golden Visa?

The Golden Visa is a residence permit for investors, which allows you to work and live in Spain for 3 years, renewable for a further 5 years, provided you keep your initial investment.

This type of investment of €500,000 or more is mainly in property, although there are other ways in Spain of obtaining residency. What’s more, with this permit you will be able to travel freely within the European Union.

How can I invest in Spain to obtain residency on a Golden Visa?

As mentioned above, there is more than one way to invest to obtain the investor visa in Spain. At Loca Barcelona, we focus on explaining how you should invest your money and the best way to do it in our opinion.

To apply for the visa, you have the following options:

    • Acquire property totalling €500,000

This is probably the option we recommend. Many foreigners buy several properties valued below this figure. The only condition for applying for a gold visa is that the sum of all your assets must be at least €500,000. We recommend that you visit our website to see the properties we have available in Barcelona.

    • Have a bank deposit valued at €1 million in a Spanish financial institution.
    • Acquire shares in Spanish companies, also valued at €1 million.
    • Make a minimum investment of €2 million in Spanish public debt.
    • Invest in a business development project that generates more jobs in Spain or stimulates the country's technological and socio-economic growth.

Without a doubt, the first option mentioned above is the one we favour for obtaining an investor visa, but if you decide to buy a property, there is a very important factor to consider after the investment.

Taxes to consider when buying a property

It is important to be aware of the taxes you will have to pay when buying a property in order to obtain your gold visa. The most important of these are as follows:

    • Value added tax (VAT).
    • Property transfer tax in the case of second-hand properties.
    • Stamp duty (Impuesto de actos jurídicos documentados).

There are ways of financing these expenses, such as renting one of your properties. At Loca Barcelona, we can help and advise you if you choose this option. We recommend that you visit our website to see the services we offer to homeowners.
