    What is the Digital Single Window Rental Portal?

    The Digital Single Window Rental Portal (Ventanilla Única Digital de Arrendamientos, VUD) is designed to centralise all procedures related to the registration of dwellings and the consultation of data. This simplifies the process of renting a short-stay property and improves the offer available to applicants.

    To access the system you will need to register and have an electronic ID (Cl@ve or digital certificate).

    It is also important to highlight that registering the rental contract is a key process for owners, as they are the main parties required to use the VUD. If you own one or several properties, you must digitise the signed rental contract(s), the proof of the deposit (fianza) and the cadastral references.

    As an advantage, remember that the platform allows digital signatures as well as managing the deposit and even returning the deposit in a single place. It also facilitates fully documented communication, which serves as a complete and reliable record in any situation. On the other hand, it should be noted that the exact dates and mandatory deadlines have not yet been defined, but once they are, complying with each of them will be essential.

    Steps for registration

    1. Obtain the Registration Number

    • Go to the online portal of the Colegio de Registradores (Association of Registrars).
    • Fill in the application form (using the details of the property and the owner in this case).
    • Attach all the relevant documentation.
    • Submit the application and wait for the registration number to be assigned (this is usually automatic).

    2. Register the property on the platform

    • It is now time to complete the registration in the Digital Single Window.
    • It may be necessary to update or verify the information you have already provided.

    3. Make the Registration Number public

    If you are an owner and you advertise your properties on several websites, you must add the registration number for each one. This is mandatory.

    Who is required to register in the Digital Single Window?

    All individuals or legal entities offering short-term accommodation in exchange for payment on digital platforms or online channels must register.

    Specifically, these groups are:

    Owners or hosts

    Anyone renting dwellings or rooms via platforms for short stays (whether for tourist use or seasonal stays) is required to register and obtain a Unique Registration Number (NRU).

    This includes:

    • Entire dwellings intended for short stays
    • Rooms rented within a primary residence
    • Properties managed by third parties

    Managers or intermediaries

    Companies or individuals who manage rentals on behalf of the owner are also required to register the accommodation if they are the ones who list or manage it on platforms.

    Digital platforms

    Digital platforms must verify that each listing has a valid NRU, display it on the listing page and share booking information with the authorities.

    Who is exempt from registration?

    In general, all establishments that are regulated by other rules are exempt, such as hotels, guesthouses, hostels, campsites and traditional tourist apartments.

    Long-term rentals and rentals between private individuals without digital intermediation are also not required to register.
